Terms & Conditions

By booking this space you agree to the terms & conditions set forth as below. "Company" is Seaside Studio Co. "Premises" is the studio located at 1011 3rd Street N, Jacksonville Beach, FL 32250 and "Client" the name of the person creating this booking for the premises.


Space Rules

1.No flammables of any kind. No smoking, no candles, no smoke bombs, etc anywhere inside or within 50 feet of the building. I agree to turn off all lights to ensure studio safety. 

2. Please be mindful of keeping furniture clean by avoiding dirty shoes and food/drink spills. I understand any damage will be charged at market rates.

3. Be mindful of voices/music as there are other offices in the building.

4. Do not drag heavy furniture.

5. Do not use other areas of the building. Only the 2nd floor studio space. Do not open doors labeled "Do Not Enter".​

6. I will not use nails, hooks, or pins into the walls or floors. Nothing that will permanently alter the space. Command hooks are permitted ONLY.

7. No hazardous, illegal, or negligent practices, activities, or substances.

Length of Use

Rental periods are pre-arranged at the time of booking. Client's rental time begins promptly at the designated starting time and ends promptly at the designated ending time. Time includes set up and break-down. Studio must be cleaned and vacated by the end of the rental period. Studio should be left photo-ready for photographers scheduled after your time. No prior drop-off and/or pick-up after completion of shoot, of equipment, props, etc. unless negotiated at time of rental contract.  Early or extended hours must be worked out and paid for in advance before rental period begins. Any additional time in the studio space to photograph or clean will be billed at a rate of $50 per 15 minutes.


Waiver of Liability

Use of Company’s Premises and equipment is at Client's risk. Client hereby agrees that Company will not be held liable for any direct, indirect, incidental or consequential damage, injury or loss to Client, Client's party party or possessions while on the Premises. Client holds harmless and indemnifies Company and its owners, agents, representatives, associates, officers, employees, guests and tenants against any suit, claim, loss, accident, judgment, fine, injury or damages, including reasonable attorney’s fees. This indemnification shall continue in full force and effect during and after the term of the rental for such causes arising during the term of the rental.



The Premises is a shared studio and Company maintains a professional environment. Client is solely responsible for the conduct and welfare of all persons accompanying Client while on the Premises. Client agrees that a Company representative may, at Company’s sole discretion, be present at all times during the Rental Date. If the representative observes or otherwise becomes aware of dangerous, pornographic, illegal, or negligent practices or activities, or violation of any of the foregoing rules, then the representative reserves the right to stop the shoot and may require Client and Client’s party to leave immediately. The authorities will be alerted to any illegal activities witnessed by the Company representative. In such case no refund will be given for unused time. However, Company and its representatives assume no responsibility to act in such cases.



Pets are permitted at Seaside Studio Co. and are limited to two (2) well-behaved, house-trained dogs and/or cats per session. Client and Client's party are responsible for potty breaks outside during the session as well as cleaning any accidents that may occur. Any damage caused by Client or Client's parties pets will be subject to Damage fees and/or repair costs as listed below.



Businesses, corporations, production companies, and other legal entities may be required, prior to rental, to present a certificate of general liability insurance naming Company as an additional insured on the dates of the rental. If so required, then Client’s liability insurance will be deemed primary and noncontributory insurance in the event of any claim or suit. Liability insurance will be Commercial General Liability with a minimum of $1,000,000 per occurrence & annual aggregate.


Age of Models

Client is solely responsible for verifying that all photographic subjects are of legal age or accompanied by a parent or legal guardian. Company has no responsibility to determine or verify the age of participants in Client’s activities but reserves the right to demand proof of parental consent and to end Client’s activities on the Premises if Company becomes aware that legal age violations are or may be occurring. Company is not liable in the case of an invalid ID or any other form of age verification.


Damage & Cleaning

Client agrees to leave the Premises and all contents and fixtures in the same condition as they were when Client arrived. Company will dispose of trash collected in the supplied trash cans. Client must discard larger items, such as personal props and set pieces. Client agrees to leave the studio in the condition it was found, or a $75 cleaning fee will be assessed. Client agrees to pay for any repair costs for damage to or loss of equipment or studio caused by Client or anyone in Client's party within 4 business days from the end of the rental period. Client agrees to pay for damage to the Premises including spills, excessive wear, marks or stains on furniture, fixtures or painted surfaces.



This Agreement incorporates the entire understanding and agreement between the Client and the Company. Any modifications of this Agreement must be in writing and signed by both parties. The laws of the State of Florida shall govern this Agreement. The parties have read this entire Agreement, agree to all its terms, and acknowledge receipt of a complete copy of the Agreement signed by both parties.
